Grading and Downspouts: Where Basement Water Actually Comes From

I dig and regrade for a living, and I can settle most basement water arguments in about ten minutes with a hose and a level. Homeowners want to talk about waterproofing paint and interior systems. I want to walk the outside of the house first, because eight or nine times out of ten the water is not beating the foundation, it is being delivered to it by the grading and the downspouts. Fix the delivery and the leak you were about to spend thousands on often just stops.

The two things sending water to your foundation

Grading is the slope of the ground around the house. It should fall away from the foundation, dropping roughly six inches over the first ten feet. On a lot of houses, especially older ones where the backfill has settled, it does the opposite: the ground has slumped toward the wall and now every rain runs a sheet of water straight down against the foundation. That is not a leak, that is a delivery system.

Downspouts are the other half. A roof is a huge collection surface, and a single downspout can pour hundreds of gallons off in one storm. If it dumps at the corner of the house, right where the grading already slopes the wrong way, you have concentrated the entire roof’s water at the exact worst spot. I have found more “mystery” basement leaks under a downspout elbow than anywhere else.

Walking it like I do

Go out during a hard rain, or run a hose, and just watch. Where does the water go when it leaves the downspout? Does it pool against the wall or run away? Stand at each corner and look at the slope. Check whether mulch or a new patio has been built up above the foundation so water is trapped against the wall. The window wells are worth a look too. A well without a cover or a drain is a bucket that funnels rain straight to the basement window. That is a five-minute fix that people pay to solve from the inside.

The cheap fixes that beat the expensive ones

Extend every downspout at least four to six feet from the house, farther if the grade is flat, so it discharges past the backfill zone onto ground that carries it away. That is a $15 part at the hardware store. Regrade the soil against the foundation so it slopes away, building it up with a clay-heavy soil that sheds water, not the fluffy topsoil that soaks it in. For a typical house, hand regrading the problem sides and extending downspouts runs $1,500 to $5,000, sometimes less.

Compare that to an interior drainage system and sump at $8,000 to $15,000, which is what gets sold when nobody looked outside first. The interior system has its place, for genuine groundwater under pressure, but it treats the symptom. Grading and downspouts treat the source. When it really is groundwater

Sometimes the outside is fine and water still comes up through the slab or the cove joint under pressure. But I only reach that conclusion after the grading and downspouts are corrected and the problem persists, because doing it the other way around means paying to pump water you could have kept away from the house for a tenth of the cost.
