On a Point Loma job a couple of winters ago, the owners called because a crack had opened across their patio and the fence at the back of the yard had started leaning downhill. They thought the patio was the problem. The patio was just the first thing to show it. The whole back slope was moving, slowly, and the patio was riding on the top of it. Why Southern California slopes move
The pattern here is feast or famine on water. Months of dry weather, then the year’s rain arrives in a few big storms. Dry soil on a slope is relatively stable; saturate it fast and it gets heavy, loses internal strength, and the pressure of the water itself starts to drive it downhill. Add a hillside lot cut and filled to make a building pad, which most of them are, and you have engineered soil sitting at an angle that only holds if the drainage works.
The fill is often the weak link. When a slope was built up to create flat yard, that fill has to be properly compacted and drained. Where it was not, it is the layer that moves first when the rains come. Earthquakes add a shove on top of all this, which is why coastal hillside construction has specific engineering rules.
The early signs
Slope movement shows up at the surface before the slope actually fails. The tells I walk a property for: new cracks in patios, driveways, or slabs that run roughly parallel to the slope; fences, walls, or trees that have started tilting downhill; doors and windows in a hillside house that suddenly stick on one side; and small scarps or steps appearing in the soil or lawn where one section has dropped relative to another. Cracks in a retaining wall, or a wall that has begun to lean or bulge, are a loud version of the same message.
The US Geological Survey publishes strong public material on landslide warning signs and hazards, and the list matches what I see: it is the pattern of cracks and tilts across the whole slope, not any single crack, that tells you the ground is moving.
Drainage is almost always the cause and the cure
Because water drives slope failure, drainage is where both the problem and the solution live. Surface water needs to be collected and carried off the slope in lined channels, not allowed to sheet across it or pond at the top. Subsurface water needs somewhere to go, which is what the gravel and pipe behind a proper retaining wall, or a system of subdrains in the slope, are for. A slope that fails almost always turns out to have had water going somewhere it should not.
Fixing an actively moving slope is engineering work: soil nails, tiebacks, a properly designed and drained retaining structure, or in serious cases regrading the slope to a stable angle. It is not a landscaping project, and the design should be stamped by a geotechnical or civil engineer. What it costs to take seriously
Investigation and an engineered plan for a moving slope typically start at $5,000 to $15,000, because it usually needs soil borings and a geotechnical report. The reason to act on the early signs is precisely this: the crack in the patio is cheap to chase down now and ruinous to ignore until the slope actually lets go.
